It really has to mandated both in new construction and in existing. Providing low cost loans as the apt building owners make money by charging more for the EV parking spot and also make money selling the electricity.

Most new apt buildings (mine for example) put in five or six charging spots and call it a day.
Yes, but eventually people will not rent from an apartment that doesn't have ev charging. One of the advantages of apartment life is you can easily move. If an apartment next door or across town has chargers available then I move there. Eventually the complex without chargers will lose enough tenants that they will realize they need to add them.

That really depends on the size of the apartment building / complex. 5 or six charging spots is not nearly enough if you are talking 200-300 units.

Some of those apps (maybe Plugshare is one) have a feature where individuals with a charger at home can give their general location and indicate that they are willing to make their plug available to those who may need a top off charge to get where they need to go. Until we get the charging infrastructure in place, that will be a great way for people to feel more comfortable driving their EVs long distances outside of densely populated areas.

I wouldn't put my address on an app. but I wouldn't mind getting a direct message from someone who is in need of an emergency charge and who would park in my driveway for an hour and use my charger. Most people are decent enough to offer you a few bucks for the hospitality. Doesn't solve the problem, but those are the kind of little things we can do to help fellow EV drivers until we get the charging infrastructure in place.

The city folk that live in apartments also may be using commercial DC chargers once a week. I see the Tesla super charges full a lot of times. They all can't have the free charging.

When I had free charging I didn't use it much. Just a hassle like getting gas. Drive to, fiddly with pay, big clunky wire. Wait, wait, wait.

Just so easy to go home, grab somewhat small corded handle and plug in, go inside. See bill every month on electric and pay once.

Exactly. Needs to be requirement for entire garage since all cars and light trucks are going to be EV by 2035 in the CARB states. A 5-10 year timeline for all apt garages to have L2 charging. Interest free loans and grants to property owners to install. Since public is subsidizing we could also require low EV charging rates from utility and property owner.

Can't wait for the invisible hand, we are in three alarm condition and need to move on the issue. Plus the lower rent apt will have people who need it the most with the longest commutes and least amount of money. The landlord and tenants would be the ones who should qualify for the biggest subsidy. i think current bill being considered makes that point with priority for the chargers that serve lower income taxpayers.

Maybe it is area specific, but the vast majority of apartment buildings and complexes that I have ever seen do not include garages. Many don't even have dedicated parking spots....

I just don't imagine low rent folks using EV's just yet. Maybe in the year 2525 if man is still alive.

Seriously, living in apartment without garage means to avoid F150 and/or EV.

Charge in public station means higher charging rate (close to $0.3/kWh), your cost per mile (close to $0.15/mile) could be higher than gas version (which could be less than $0.15/mile) if gas price ls not higher than $3/gal.

Why? Is there some rule that says you can't park F150 or EV outside?

Unless public chargers (or those in apartments or workplaces) are free.

In most cases I'd think chargers even paid will be less than gas.
